The most essential skills for a facility manager

If you are reading this, you probably already know that the Facility Management field is as challenging as it is diverse. Facility Managers are expected to deal with a wide range of tasks and departments, which requires them to have a set of specific skills and strengths.

We have thus compiled, in no particular order, some of what we consider to be the most important skills that you’ll need to be successful as an FM.

1. IT skills

Year after year, a Facility Manager’s job is increasingly dependent on technology, with computerized management and maintenance systems – which can be accessed and used in computers and also mobile devices – becoming more popular and necessary.

Therefore it is important that you are acquainted with this kind of technology – you don’t need to be an expert, but the truth is that the more proficient you are with IT, the more valuable you’ll be for your employer.

2. Communication

Perhaps one of the most important aspects on this list, good communication and interpersonal skills are crucial for maintaining a good workflow. It is important that you make an effort to be understood and, at the same time, to understand others.

As a manager, part of your job is to try to build connections with your colleagues and to be able to motivate them to achieve the goals of the company, so analyzing the strengths and weaknesses of your communication, as well as its effects on your co-workers and the overall performance of the team, is something you must keep in mind.

3. Legal know-how

Given that part of a Facility Manager’s job is ensuring compliance with government regulations, as well as security, health and environmental standards, it is crucial that you can understand them and the impact they have on the facilities you manage.

4. Leadership

It’s not unexpected that one of the most important soft skills for a Facility Manager is leadership. As an FM, you need to set goals and make sure that the members of your team are following your instructions properly.

You’ll have to be able to motivate them (which converges with one of the previously mentioned skills, communication), monitor their performance and evaluate the results they create.

5. Analytical skills

Financial planning. Budgeting. Reviewing metrics related to the job, such as the total downtime of equipment. A significant part of the job of an FM involves numbers and problem-solving, so critical thinking and an analytical mindset are truly important for the position. There will be problems, and you’ll be the one responsible for solving them.
